Boston-based developer E.A. Fish Associates announced that over 334 of the units at Latitude on the River, situated along the Miami River, have closed. The law firm of Berman Rennert Vogel & Mandler is handling closings, and expects closings to last until the end of 2007.
There are nearly 100 homeowners who have been moving in and residing at the luxury 452-unit condominium since August, with more moving in every day. The project was delivered on time this past July with all features and finishes in place.
“Seeing people actually take residence here is a testament to the project’s allure for primary residents in a market teeming with investors and speculators,” said Edward A. Fish, founder and CEO. “In so many ways we rose above the tendency, by delivering on time with all of the deliverables in place by closings so owners can enjoy the Latitude lifestyle immediately.”
Designed by Arquitectonica, the mixed-use condominium community will encompass three separate components including the 44-story residential tower, a retail bank and Latitude One, a class A office with 231,000 square feet of space and ground-floor retail, which will house an upscale European cappuccino bar among other unique shops.
In addition to the most comprehensive array of amenities in the area that includes a waterfront restaurant, Latitude features a dramatic 40 foot wide by 35-foot high View Promenade with an illuminated wave ceiling traverses the entire ground-floor of the property and connects the two buildings while flaunting direct views of the river.
“The development provides for a true urban living experience by virtue of its mixed-use composition and location in Brickell Village, next to fine dining, upscale hotels and chic nightlife as well as the new Mary Brickell Village, a lifestyle destination unto itself,” remarked Steven Gelb, Florida partner for E.A. Fish and Associates.
